Mortgages: the company behind the lender

Before you compare mortgage rates, find out who is actually lending to you, because the legal name, home market, licence, fee list and support channels sit behind every quote you are shown.

Start with the legal name on the offer

A mortgage rate is only one part of a deal, and the other part is the firm sitting on the other side of it. The name printed on an advert and the name that appears on an offer document are not always the same, and the difference matters the moment you query a fee or make a complaint.

1822direkt trades under a short, memorable name, but the binding company is 1822direkt Gesellschaft der Frankfurter Sparkasse mbH, which sits in the DE market and has been trading since 1996. ActivoBank is registered as Banco ActivoBank, S.A. and dates back to 1994. Alinma is Alinma Bank (a Saudi Joint Stock Company), a Saudi joint stock company founded in 2006.

Where the lender is based, and for how long

The home market of a lender shapes the product you are offered: the currency you borrow in, the property types that get accepted, the valuation and legal conventions, and the complaint route if something goes wrong. A lender working in its own market usually knows its rules well, while a cross-border lender may be working from a playbook.

Alinma is headquartered in SA and offers support by email and phone. ARUHI is SBI ARUHI Corporation, based in JP and founded in 2000. Axos Bank was founded in 2000 and is headquartered in US.

The licences worth checking

A licence is the quickest way to confirm that a firm is allowed to lend, and that a named regulator stands behind it. What the registration means differs by market, so read the entry rather than assuming it matches another country's scheme.

ActivoBank lists its Banco de Portugal licence as 23, and it also holds a separate registration with the Autoridade de Supervisao de Seguros e Fundos de Pensoes, given as 419501226. In the UK, Aldermore is authorised by the Prudential Regulation Authority and regulated by the Financial Conduct Authority and the PRA, under 204503.

ARUHI carries a Kanto Local Finance Bureau registration, 貸金業者登録番号 関東財務局長(4)第01512号. A credit intermediary registration in Japan, a bank licence in Portugal and an authorisation in the UK are different things, so a lender working across markets may show more than one. Put the reference numbers you find on each entry next to the licence numbers in the lender's own paperwork.

Fees: where the real cost hides

Headline rates look remarkably similar across lenders, which is why the fee line often decides which mortgage is actually cheaper. The costs worth listing are the arrangement or product fee charged to set the loan up, the valuation and legal costs, the cost of any add-on cover, the charge for repaying early, and the fee for overpaying if you are allowed to overpay at all.

Two lenders quoting the same rate can end up very differently over the life of a loan, so compare the interest rate and the fee side by side rather than ranking on rate alone. A useful shortcut is to spread the upfront fee across the amount borrowed and the number of years you expect to hold the loan, then add it to the interest you expect to pay.

The mortgages ranking is a sensible place to start narrowing the field, and the same total-cost thinking applies if your borrowing is secured against the home instead, as in home equity loans and HELOCs or Equity release. Before you apply, ask each lender for the full fee list in writing, including early repayment terms, so the numbers sit next to each other.

How the account is run day to day

A mortgage is a long relationship, so the support on offer is part of the product rather than a detail. A lender that answers by phone, email, chat and a self-serve help centre gives you both a person to call and a written record of what was agreed, which is useful if a payment date or an arrangement is disputed later.

ARUHI is narrower by design, listing chat, and 1822direkt offers email, phone and help centre. For a loan that will run for years, weigh the channel list against how much of the relationship you expect to manage yourself.

A short check before you apply

Work through the same order every time. First, confirm the legal entity on the offer matches the brand you researched. Second, find the licence or registration and note the regulator. Third, note the home market and whether the property type and currency suit you. Fourth, get the full fee list, including early repayment and overpayment terms, in writing. Fifth, check the support channels and think about who you will deal with during an interest rate change.
